Boards in very good condition, with some light soiling to very edges of covers. Internally, Richardson Wright, former editior of House and Garden (1914-1946) has signed the top edge of 1st free end-page, otherwise pages clean and bright.  The binding is tight and hinges intact. The fragile dust jacket is still (barely) in  one piece but lightly soiled and worn, with many chips and tears to edges and folds.
